Terms of Service

Please read these Terms of Service carefully before using Lumina's website or services.

Business name
Lumina Property Sourcing

1. Introduction

These Terms of Service ("Terms") govern your access to and use of the Lumina website and any property sourcing, consultation, deal packaging or related services provided by Lumina ("Lumina", "we", "us", "our").

By accessing this website, submitting an enquiry, or engaging our services, you confirm that you accept these Terms and agree to be bound by them. If you do not agree, you must not use this website or our services.

2. Nature of Our Service

Lumina is a property sourcing agency. We identify, research and present property investment opportunities to investors. We are not an estate agent acting for sellers, a mortgage broker, a financial adviser, a solicitor, or a tax adviser.

Nothing on this website or provided by us constitutes financial, investment, legal or tax advice, nor an offer or recommendation to buy, sell or subscribe to any property or investment. You are solely responsible for your investment decisions and should obtain independent professional advice before proceeding with any transaction.

3. Eligibility

You must be at least 18 years of age and legally capable of entering into binding contracts to use our services. Where you engage us on behalf of a company, partnership or trust, you confirm that you have authority to bind that entity to these Terms.

4. Property Information and Due Diligence

All properties, figures, projections, yields, refurbishment costs and end values shown on this website or in any materials we provide are for illustrative and research purposes only. They are based on information available at the time and are subject to change without notice.

Every opportunity is subject to comprehensive due diligence before being presented as a packaged investment opportunity. You remain responsible for carrying out, or instructing professionals to carry out, your own independent verification, including surveys, valuations, title checks, planning and licensing enquiries, and financial appraisal.

Past performance and previously completed case studies are not a guarantee of future results. Property values and rental income can fall as well as rise.

5. Enquiries, Onboarding and Engagement

Submitting an enquiry or booking a consultation does not create a contractual obligation on either party. A formal engagement begins only once we have issued, and you have accepted, a written client agreement or fee schedule setting out the scope of work.

You agree to provide accurate, complete and current information about your investment criteria, funding position and timelines. We may decline or terminate an engagement where information provided is inaccurate, incomplete, or where we cannot satisfy applicable compliance requirements.

6. Fees and Payment

Fees for sourcing, packaging, consultation and any additional services are set out in your written client agreement or quotation. Unless expressly stated otherwise, fees are exclusive of VAT, third-party disbursements, legal costs, survey fees, stamp duty and lender charges.

Invoices are payable within the period stated on the invoice. We reserve the right to suspend work on overdue accounts. Reservation, sourcing or packaging fees are non-refundable once the corresponding work has been performed, save where required by law.

7. Compliance, Anti-Money Laundering and Client Verification

We may be required to verify your identity, source of funds and source of wealth before or during an engagement. You agree to provide the documentation we reasonably request and acknowledge that we may decline to act, or cease acting, where such verification cannot be completed to our satisfaction.

8. Third Parties

We may introduce you to third parties including estate agents, vendors, solicitors, brokers, surveyors, lettings agents and contractors. Such introductions are made in good faith and are not a recommendation or endorsement. We are not responsible for the acts, omissions, advice, performance or fees of any third party, and you contract with them directly and at your own risk.

9. Intellectual Property

All content on this website — including text, branding, logos, imagery, case studies, articles, layouts, graphics and deal packaging materials — is owned by or licensed to Lumina and protected by intellectual property laws.

You may view and print content for your own personal, non-commercial use. You may not reproduce, republish, distribute, adapt, or exploit any content commercially, or use it to create derivative works, without our prior written consent.

10. Acceptable Use

You must not use this website unlawfully, fraudulently, or in any way that harms or attempts to harm it or any user. You must not attempt to gain unauthorised access to our systems, introduce malicious code, scrape data at scale, submit false or automated enquiries, or misuse our contact forms for unsolicited marketing.

11. Confidentiality

Each party agrees to keep confidential any non-public information disclosed by the other in the course of an engagement, including deal specifics, financial appraisals, vendor details and client circumstances, and to use it only for the purpose for which it was provided.

12. Data Protection

We process personal data in accordance with applicable data protection law and our Privacy Policy. Information you submit through our contact and lead capture forms — including your name, email address, telephone number and stated investment goals — is used to respond to your enquiry, assess suitability, and provide our services. It may be stored in our secure systems and customer relationship management platform for these purposes.

13. Disclaimers and Limitation of Liability

This website and its content are provided on an "as is" and "as available" basis. We do not warrant that the website will be uninterrupted, error-free, or that content, figures or availability are complete or current.

To the fullest extent permitted by law, we exclude liability for any indirect, consequential or special loss, and for any loss of profit, revenue, anticipated savings, opportunity, goodwill or data arising from your use of this website or reliance on any information provided.

Where liability cannot lawfully be excluded, our total aggregate liability in connection with an engagement shall not exceed the total fees actually paid by you to us in respect of that engagement.

Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be limited.

14. Indemnity

You agree to indemnify us against reasonable losses, costs and expenses arising from your breach of these Terms, your misuse of this website, or your provision of inaccurate or misleading information to us or to third parties.

15. Termination

Either party may terminate an engagement in accordance with the notice provisions of the applicable client agreement. We may suspend or withdraw access to this website at any time without notice. Termination does not affect fees already accrued or rights and obligations that survive termination.

16. Changes to These Terms

We may update these Terms from time to time to reflect changes in our services, legal requirements or business practices. The version published on this page is the version in force. Your continued use of the website or our services following any update constitutes acceptance of the revised Terms.

17. Governing Law and Jurisdiction

These Terms, and any dispute or claim arising out of or in connection with them, are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, save that we retain the right to bring proceedings for breach of confidentiality or intellectual property in any competent jurisdiction.

18. Contact

If you have any questions about these Terms, please contact us using the details set out at the top of this page or via our contact page.

These Terms should be read alongside our other legal information. If anything is unclear, or you need clarification before engaging our services, please get in touch.
